Property Location

Vertelli is situated about 50 minutes east of Florence. There are good views from the property and the house is wonderfully located in wooded grounds of over one acre which slope down and away towards a rushing stream. The position of the property is delightful, being set high on a crest - giving an atmosphere of tranquillity and relaxation.

There are beautiful country walks through the wooded Tuscan countryside, many hill villages to explore and atmospheric towns to visit. Florence, Arezzo and Siena can easily be visited in a day. The local village, Castel San Niccolo' is approximately 4 miles distant and is fascinating with its ancient market piazza, beautiful castle, boulder-strewn river and narrow winding streets which hold a wide variety of shops.

The owners would be pleased to recommend local restaurants where you can enjoy Tuscan Cuisine and wines at reasonable prices, they have wide local knowledge and are always happy to enjoy a drink with their guests and give advice about the best way to explore this beautiful part of Tuscany.

The villa is divided into two apartments, in one of which the owners live and the other is Salvia. Guests of Salvia have their own sitting out area.

A solar powered heated swimming pool (12m x 2m) is set in the grounds just a short stroll away from the property. The owners reserve the right to use the pool occasionally. There is also an outdoor five person hot tub. There is a small gym room and jacuzzi on-site.

SALVIA

Guests enjoy the privacy of their own private entrance and terraces. A feature of the property is its flexibility - it can be let with either one or two bedrooms. The second en-suite bedroom is accessed from the garden and is not connected to the rest of the apartment.

Large living room with comfortable sofa and chairs. There is a woodburning stove for the cooler evenings, satellite TV with DVD with a 'home theatre sound' system - the owners are pleased to loan DVD discs from the wide selection they have available. There is also a CD playing facility. The flooring is in Tuscan tiles with rugs.

The kitchen area is superb - all new and beautifully fitted with microwave, full size hob and 'built in' oven, fridge freezer, electric kettle, food processor with all the usual crockery and utensils - the whole being furnished to a high standard. There is a dining area off with solid hard wood table and chairs.

The bathroom is large and well fitted with big shower cubicle, wc, bidet, shower and wash hand basin with mirror - again, the floors are finished with Tuscan tiles. The main bedroom is large with solid hardwood floors. There is a double bed, occasional table and chairs and a large wardrobe.

There is a second double bedroom, en-suite which is accessed by a separate entrance from the garden and is not connected internally to Salvia. This also has a double bed, occasional table and chairs and large wardrobe. This room may be let separately if you book only one room.

The whole place is centrally heated and there is a woodburning stove for the cooler months.

The views are one of the main features of the house with spectacular vistas from every window.
