If you are looking for a holiday that encompasses the sea, lots of outdoor activity and a love of nature then this is the villa for you. Podere San Giuseppe is a refurbished farmhouse which has been divided into two good sized holiday apartments with separate entrances. The owners' house is approximately 50 yards from this house.

Podere San Giuseppe is on a farm estate which is covered with olive groves and set in the spectacular regional wildlife park of Maremma, also called "Parco dell'Uccellina". There are a great variety of animals here: Maremman cattle and horses wander freely, you can often see hares, hedgehogs, foxes, badgers, porcupines, wild boar, deer and an immense variety of birds for those who love bird watching. The park offers guided tours by horse, horse and carriage, canoe and bicycle or if you prefer the friendly owners will advise you on how to reach the most interesting places in the park.

The coast is characterised by long sandy beaches lined by pine trees. For those who love the sea there is plenty to do: windsurfing, kite surfing, rubber dinghies can be rented and there are boat tours to the islands of Giglio, Pianosa, Montecristo and Giannutri. Fishing tours for tourists are also organized and there is a sailing school at the lovely coastal town of Talamone, which specialises in courses for children.

Horse riding is available about half a mile away and there are tennis courts at Albinia (6.2 miles). The nearest golf course "Maremmello" is less than 6.2 miles. There are beautiful sandy beaches nearby (1.5 - 3 miles) and the owners will be pleased to show you some hidden quiet beaches which are difficult to find on your own.

As well as the wildlife park and the beaches there are also many medieval hilltop villages to discover. Manciano (25 miles), Pitigliano (37 miles), Pereta (15 miles), Magliano (9 miles), Saturnia (34 miles) are all of great historical interest. Saturnia is famous for its sulphur springs and well worth a day out. As well as all the local sightseeing it is possible to visit Siena, Florence, Volterra and Pisa on a day trip out and there is a direct train to Florence from Talamone which takes an hour and a half.

The owners have three lovely donkeys and some chickens. Fresh eggs, seasonal vegetables, honey and olive oil can be purchased from the farm. The area of Maremma produces wonderful wines and superb cuisine - excellent fish and seafood together with wild boar, lamb and the local speciality, Maremma beef.

The nearest restaurant is less than half a mile away and supermarkets and shops are in Fonteblanda (1.5 miles).

SAN GIUSEPPE 1

The accommodation is on two floors. Entrance from the garden into a small corridor. Door to two small single rooms, one of which has no door but a curtain to guarantee privacy. Bathroom with a shower cubicle, bath, basin, bidet and wc. From the corridor a stone staircase leads up to the upper floor where there is a sitting/dining room with an open fireplace, comfortable sofa and satellite TV. From the window there are lovely views to the countryside and the sea in the distance.

From the sitting room an open arch leads into a small kitchen with hob and 4 gas rings, electric oven, fridge with small freezer compartment and a microwave. Opposite the sitting room there is a spacious bedroom with a canopied iron double bed. Garden area for eating out of doors. Shared laundry room with washing machine and ironing facilities. Central heating. Extra bed and cot available on request.

SAN GIUSEPPE 2

Separate entrance from the garden with internal staircase leading up to this first floor property. Spacious sitting/dining room with two comfortable easy chairs which can be converted into an extra bed, satellite TV, dining table. Small breakfast kitchen equipped with gas hob and electric oven, fridge with small freezer compartment. Double bedroom with iron bed. The bed can be used as a double bed or twin beds. Please specify on booking what you prefer. Bathroom with small bath and shower, basin, bidet and wc.

Garden area with grass and trees. Shared laundry room with washing machine and ironing facilities. Extra bed and cot available on request.
