Occasionally a very special property becomes available which we know will attract those of you looking for a particularly spacious and well appointed house for a Tuscan Holiday - Podere San Giovanni is such a venue.

This beautiful, old farmhouse was built of mellow stone in the 19th century using stone from the much older church of San Giovanni. The owner who is an architect from Florence has spent eight years restoring this delightful old building. We stayed here with friends and found it to be delightful and relaxing with a great sense of space.

San Giovanni sits on a hill and has panoramic all round views to the surrounding hills and to the nearby hilltop villages. It is two kilometres from the village of Chianni and is reached at the end of an unsurfaced track which serves this and a few other farmhouses. The location is very quiet offering a good degree of privacy with entry to the farm estate through an electric gate and with the whole six acre (approx.) property being fenced.

Within the grounds there are olives and grassy areas. A few steps from the house there is a large private swimming pool (18m x 10m) and gazebo for your private use.

As well as being the most delightful place in which to relax San Giovanni is well placed for visits to all the main sites of Tuscany being only twenty-five miles to the south-east of Pisa in a delightful rural area. Florence, San Gimignano, Volterra, Lucca and Siena are all easily accessible by car for days out and there are a number of restaurants in the area for those of you who wish to sample the local fare. The beaches of Tirrenia are also easily accessible by car about thirty miles distant.

Extras: Maid service is included for two hours midweek and further maid service can be made available by prior arrangement and at an extra charge. It will also be possible to arrange for a cook, again by prior arrangement.

Note: We feel that this spacious house will be of great interest to larger parties suiting equally the extended family or a number of couples wishing to holiday together in well equipped and spacious surroundings.

 

PODERE SAN GIOVANNI

Podere San Giovanni is built on two floors and has a wide covered terrace to the south side. There are a number of outside entrances into the various ground floor rooms and the whole house has the most spacious feel with archways linking the reception areas in an open plan style. From the parking area the rear entrance leads into the spacious and well equipped kitchen with catering gas hob and oven, dishwasher and fridge/freezer. There is also a small storeroom and a bathroom with basin and wc.

From the open kitchen a hallway with beautiful archways leads to the main dining room with its Tuscan fireplace and two doors out to the garden. Two further archways link through to the very large sitting room which is comfortably furnished with numerous sofas and easy chairs. This room has a wood burning stove and TV with satellite. There are beautiful arched windows on three sides with superb views whilst two doors lead out to the garden.

In front of the sitting and dining rooms the magnificent south facing terrace takes up the whole of the side of the house. It has a range of garden furniture and distant views towards Volterra. There is one ground floor double bedroom ensuite (shower, basin, bidet and wc). Door to hallway and to terrace. A further spacious downstairs cloakroom has twin washbasins and wc.

There are four further spacious bedrooms at first floor level, two double and two triple rooms - all ensuite - three having shower, basin, bidet and wc and one with whirlpool bath, basin, bidet and wc. Each bedroom has windows to two sides and also a roof window.

The house is comfortably and tastefully furnished with splendid beamed ceilings and terracotta floors throughout. There is also a washing machine and central heating. A cot is available on request.

Outside there is an extensive garden with terrace and private swimming pool. Ample parking. Fully enclosed grounds extending to six acres with olive trees, open grassy areas and orchard.

These prices are inclusive of linen, towels, power, welcome pack, final clean and also maid service for two hours midweek. Extra maid service 10 Euros per hour. Cot, if required, is included. Heating, if used, is by meter reading. Firewood charged as used. Please enquire about the provision of a cook, if required. Security deposit 300 Euros taken on arrival. Extra bed £36 per person per week.

 

Additional Information At all properties towels are included with the linen. Please ask for the prices for Christmas if not stated. The Security deposit may be paid in the Sterling equivalent. Changeovers - bookings are from Saturday to Saturday unless otherwise stated (in low season changeover days can be more flexible - please ask). Arrivals are between 4pm and 7pm. Departure is by 10am. All properties are cleaned after your departure, but we do ask clients to leave their accommodation as they found it.
