Almost on the border between Tuscany and Umbria, Palazzo Rosadi is a beautiful huge old manor house dating back to the 18th century. It lies approximately 2 miles from the picturesque hilltop village of Monterchi and sits on a little hill above the medieval hamlet of Ripoli overlooking the Tiber valley and with truly spectacular views to the surrounding countryside of the Apennines.

Arezzo is less than twenty miles away to the west and you will be well placed for exploring this delightful area. The famous Tuscan town of Cortona to the southwest is not to be missed together with the famous wine towns of Montepulciano and Montalcino. It is also an easy drive to Florence or Siena.

The Palazzo Rosadi is ideal for a very relaxing holiday. The nearby medieval village of Monterchi has a small supermarket, an excellent greengrocer, butcher, and pharmacy together with other small shops, bars and two good restaurants. There is an interesting museum, which preserves the famous painting of 'La Madonna del Parto' by Piero della Francesca. Classical music concerts are also held in the museum on Wednesdays (admission free).

Guests who choose Palazzo Rosadi have use of a delightful swimming pool and extensive gardens.

The house is surrounded by a beautiful large and very well kept private garden with mature shrubs, flowerbeds and large lawns extending into a marvellous park of several acres with ancient oaks, chestnuts and pine woodland. Along one side of the house there is a beautiful vine covered pergola whilst below the house you have a good swimming pool (12m x 6m) with poolside furniture. From the pool there are outstanding views. There is a small area set aside for guests to play volleyball or five-a-side football. There is also table tennis available.

A laundry area is situated in the ground floor whilst, a few steps from the main house, a storage building houses an outdoor bathroom - shower, basin, bidet and wc.

Notes: The overall quality and delightful location of Palazzo Rosadi combine all the ingredients of an excellent holiday. Babysitter and maid service can be arranged on request - please try to book this before your stay. Check out time on departure day is no later than 9.30am.

Meals can be organised by the very welcoming and friendly owners who are very good cooks. The son of the owners speaks English and could be available to take guests out for sightseeing in the area.

There is much to say about the area. Sports are available - golf at Club Caldese and at Umbertide; Horse riding close by; also roller blading, and clay pigeon shooting. Water sports on Lake Trasimeno. Tennis at Monterchi where the owners are offering 5 hours free tennis per week per booking. Good mountain bike tours can be booked - there is a professional organisation at San Sepolcro.

Other places of interest include Citta del Castello (12 miles), Perugia (35 miles), Todi (45 miles) and even a day at the Adriatic beaches might make a nice change (1½ hours drive).

The house is laid out on three floors and has three entrance doors. Ground floor entrance into the large sitting/dining room with decorative Tuscan fireplace (not in use), TV, DVD, stereo, terracotta floor and beamed ceiling. An archway divides the sitting and dining areas and a further arch leads through to a large breakfast kitchen (vaulted ceiling, gas hob with five rings, electric oven, microwave, coffee maker, fridge/freezer). Kitchen door to vine-covered pergola and to the barbecue (a pizza oven is also available). Stairs to the first floor.

The first floor has a cosy breakfast kitchen with a Tuscan fireplace (hob with six rings, electric oven and TV). A further living room at this level has a round dining table, TV, video, telephone and computer with Internet use (charged by meter reading). A corridor leads to four bedrooms and a balcony which overlooks the swimming pool and gardens. The bedrooms are as follows - two double en-suite rooms (shower, basin and wc); one further double room with separate bathroom (shower with hydro-massage, basin and wc) and one twin en-suite room (shower with hydro-massage, basin, bidet and wc).

Stairs from the first floor sitting room lead to the top floor where there are two further bedrooms - two twins (one can be converted into a double). One twin room is en-suite and the other has a separate bathroom (both with shower, basin and wc). All bathrooms have hairdryers.

Central heating is installed on the two lower floors. The top bedrooms could be supplied with portable heaters for out-of-season lets. A cot and extra bed can be supplied on request - a charge will be made for the extra bed.

Furnishings throughout are comfortable and tasteful with much attention to detail - there are delightful painted ceilings in some of the bedrooms.

Additional Information At all properties towels are included with the linen. Please ask for the prices for Christmas if not stated. The Security deposit may be paid in the Sterling equivalent. Changeovers - bookings are from Saturday to Saturday unless otherwise stated (in low season changeover days can be more flexible - please ask). Arrivals are between 4pm and 7pm. Departure is by 10am. All properties are cleaned after your departure, but we do ask clients to leave their accommodation as they found it.
