Casa Franciotto is a beautiful detached, old stone farmhouse on a farm estate. The estate extends to about seventeen acres covered with vineyards, olive groves and woodland, and is set on a picturesque hillside above the lovely old village of Ponte a Moriano only six or seven miles from the famous Tuscan town of Lucca. Guests will be most welcome to purchase the estate wine and olive oil.

Casa Franciotto is an ideal base for those who wish to visit all the important sights of Tuscany. Those who wish to relax will be able to enjoy their holiday in a very quiet location where there is very little to disturb you save the singing of the birds. The beaches of Lido di Camiore or Viareggio and the beautiful mountains of Garfagnana are within easy travelling distance and there are many good restaurants in the area.

One particular favourite of ours is La Ceragetta - a fine eating place perched high up in the mountains at Garfagnana with really stunning mountain views - a wonderful place to go for lunch but make sure you are very hungry as the many courses offered are not to be missed! From Casa Franciotto you will be well placed for visits to Florence, Pisa and Lucca whilst a longer day out will enable you to get to Siena, Volterra and San Gimignano. Horse riding is available 1 mile away and tennis courts 2 miles.

Notes: This property is in a quiet location ideal for relaxing and touring. Wi-Fi internet access available in the garden. The swimming pool (12m x 6m) is mostly for the exclusive use of clients although the owners reserve the right to use it occasionally on a shared basis - this use will usually be limited to times when guests are not in but we cannot guarantee.

The owner, who speaks English, lives close by in a neighbouring farmhouse which has its own separate access down a second track but she will be on hand if needed to help you get the most from your Tuscan Holiday.

On request, the owner can provide either traditionally made pizza or delicious home made Tuscan meals.

Casa Franciotto is a stone built property which is reached up a small track and there is a beautiful covered terrace where you can eat outside and enjoy the fine views to the surrounding hills.

The farmhouse has a light and airy feel with three french window entrances, one of which leads into the breakfast kitchen (fridge, hob and oven, freezer and dishwasher). From here there is an archway leading through to the dining room which also has a door to the terrace. A comfortable sitting room with sofabed and Tuscan fireplace (colour TV) also has a door to the terrace. There are two bathrooms both with shower, basin, bidet and wc. There is a washing machine.

As this farmhouse was originally two dwellings there are two sets of stairs each giving access to two bedrooms which would be an ideal arrangement for two families wishing to stay together whilst retaining a good degree of privacy.

One staircase leads to two bedrooms - one comfortable double bedded room and another smaller room which is equipped for two persons with a single bed as well as a further 'captain's bed', the latter being accessed up a short ladder - about four steps up. This room can also be equipped as a twin with two single beds side by side (please request at the time of booking) with room for an extra child to occupy the captain's bed. Two cots can also be made available on request.

The second staircase leads similarly to two bedrooms - again a good sized double whilst the smaller room is suitable for two persons with a single bed and the additional 'captain's bed' as previously described.

The property is attractively furnished in rustic style and there are beamed ceilings and terracotta floors throughout.

The annexe is located along from the terrace. It comprises of a room with a double bed. Small corner kitchen with fridge and freezer compartment, four gas rings and small electric oven. Good bathroom with shower, basin, bidet and wc. There are superb views from a large arched window.
